"I manage properties for myself and my family, and typically find tenants to fill the units
myself. I was asked to take on 3 additional properties to manage. However, the units were further
away, and I didn't have time to market the units, and do the due diligence on tenants myself. I
had driven past office for The Rental Girl before, and I also heard one of their people (maybe the
broker?) do an interview on public radio.
I was still hesitant about trusting someone else to market and find tenants for the units, but
after doing a little bit of research through yelp, google, CA BRE (In good standing as of:
07/15/15 ), I decided to reach out to The Rental Girl to see how they could help.
The agent responsible for my area was Melissa (Missy). Missy happened to be out of the state at
the time, but that didn't stop her from being professional and proactive. Another Rental Girl
Agent (Julie), met me at the unit to discuss their process and take pictures of the unit for their
marketing. During this meeting and walk though, Missy was fully involved through FaceTime. They
explained how they market, the type of demand in the area, comps (already prepared!). Their
professionalism gave me the confidence to sign a 60 day listing contract (60 days because it was 3
identical units).
As soon as I signed the listing agreement, and provided Missy with the details she needed, it was
only a short time before applications started coming in. Missy did an amazing job throughout the
entire process, compiling everything from the prospective tenants into an complete package before
sending it to me. After I reviewed the applications, I would pick the top one or two applications
to proceed with due diligence.
The level of due diligence blew my mind. I thought it would be a simple credit check and spot
checking the references. They went above and beyond that. Missy was able to help me screen out
applications that had conflicting information. For example, it seems that one applicant tried to
pass off an old friend as a landlord reference. However, when things weren't adding up, Missy even
pulled a title report and found that the "landlord" hadn't been actual owner of the property for
quite a while. It seemed that the Tenant had listed his friend that owned the property at one
point, but hadn't been the landlord for over a year.
After I had accepted a tenant, Missy coordinated all of the lease agreement signing. I have to
admit, I wasn't always able to respond back to the lease discussions right away, but Missy was
able to keep me on point and remind me of things that had to be reviewed and approved.
After the leases were signed (all through docusign), Missy was there to complete the
walk-through, collect the initial deposit/rent, and deliver the keys to the new Tenant. In some
cases I was able to be there, in some I wasn't, but either way, Missy was able to handle all of
the details and arrangements.
After everything had settled down, Missy sent me a complete file on the tenant and lease
agreement, it was organized and detailed with the full application, documentation, due diligence
notes, and final lease agreement.
Missy was able to find tenants for all three units within the 60 day contract (I think the last
tenant was in the final stages of lease discussions when it officially expired). Two of the units
even rented for higher than I had planned for. I could not be happier with her work, and I highly
recommend her."
